TERMS AND CONDITIONS OF SALE
EARNEST DEPOSIT:  Successful, high bidder(s) are required to execute a
Purchase Agreement upon conclusion of auction, along with an earnest money
deposit of $4,000 for Parcel 1, $1,000 for Parcel 2, $5,000 for combined
Parcels 1 & 2 in the form of cash, money order, or check made payable to
RE/MAX of Owosso.  Upon seller's acceptance of offer, earnest deposits are
non-refundable and will be forfeited if buyer fails to consummate this
transaction.
SELLER'S CONFIRMATION OF SALE:  Upon executing of Purchase Agreement
(offer) by successful bidder(s), offer(s) will be submitted to seller for
confirmation.  Seller will have the right to accept or reject any and all
offers.
TITLE/DEED:  Seller will provide commitment for owners' title insurance and
guarantee clear, marketable title.  Seller will convey title by warranty
deed.  All available splits will be conveyed with Parcel 1.  Parcel 2 will
be conveyed with zero (0) splits.
REAL ESTATE TAXES:  Taxes will not be pro-rated.  Buyers' first tax
obligation will be July 2008 tax bill.
METHOD OF SELLING:  This property will be offered using the multi parcel
method of selling real estate at auction, allowing buyers the opportunity
to buy what they want to buy, whether individual parcels or combinations of
parcels.
POSSESSION:  30 days possession subject to the following:  possession of
home, buildings, and some pasture will be 30 days from closing to allow for
personal property and cattle removal; possession of majority of tillable
land will be at closing.
