EARNEST DEPOSIT: Successful, high bidder(s) are required to execute a
Purchase Agreement upon conclusion of auction, along with an earnest money
deposit ($3,000 for Parcel 1 and $2,000 for Parcel 2) in the form of cash,
money order, or check made payable to RE/MAX of Owosso. Upon seller's
confirmation of sale, earnest deposits are non-refundable and will be
forfeited if buyer fails to consummate this transition.
SELLER'S CONFIRMATION OF SALE: Upon executing of Purchase Agreement(s) by
successful bidder(s), offer(s) will be submitted to seller for
confirmation. Seller will have the right to accept or reject any and all
offers. All bids (offers) made are subject to approval by Raymond Schaub
and Tracy Schaub.
TITLE/DEED: Seller will provide commitment for owners' title insurance
and guarantee clear, marketable title. Seller will convey title by
warranty deed.
REAL ESTATE TAXES: Taxes will be pro-rated from date of closing per local
custom.
POSSESSION: At closing subject to sellers' rights to harvest any standing
